Our app homepage has been redesigned to feature a personalised ‘feed’, designed to highlight the most relevant listings to app users. This update focuses on boosting ease of discovery and increasing exposure for your properties through intelligent recommendations.

1. General Overview

What is the new homepage feed? Think of it as a personalised discovery hub. Rather than just showing a static list of recent searches, we now use a "feed" layout optimised for mobile that highlights specific listings based on a user’s unique behaviour and preferences. 

Is this driven by AI? While the feed uses a sophisticated curation algorithm to match listings to users, it is not powered by AI. Instead, it relies on specific user signals such as views, enquiries (leads), and saves to suggest relevant listings.

Does this change the standard search results? No, the standard search results page remains exactly the same for all users.

How long do listings last on the feed? It refreshes every time a user navigates to the homepage to give them more reasons to keep coming back and to give more listings the opportunity to be shown here.

2. Types of listing shown on the homepage

On the homepage, content is organised into 4 primary categories:

  1. New: Matches the user's specific saved criteria, with most recently added listings prioritised.
  2. Recommended: Properties outside a user's saved search that match their location and property type preferences. This helps to resurface older, relevant listings, helping you find buyers for properties that may have been on the market for some time.
  3. Price Drop: Listings within a user's saved search that have seen a meaningful price reduction.
  4. Contact agent: Reminders for users to reach out to an agent regarding a property they have previously saved, but not acted upon.

What constitutes a meaningful  price reduction? To prevent agents from ‘gamifying’ this feature, we do not disclose the specific percentage that triggers this notification. It follows the same internal logic as our current price drop email alerts.

3. Visibility & Ranking

How are listings ranked within the feed? Ranking is determined by a combination of:

  • Relevance: How closely the listing attributes match the user’s preferences.
  • Content Quality: Listings with more than 4 images and a floorplan present are prioritised.
  • Randomisation: A small degree of randomness is included to keep the feed refreshed for users.

Can I pay to rank higher in this feed? Currently, there is no paid product to influence feed ranking, it is entirely organic. Our data shows this new feed has not negatively impacted the performance of existing premium products on the search results page.

4. Optimisation & Technicals

How can I ensure my listings appear in the feed? To maximise your exposure, ensure every listing is fully optimised with:

  • A floorplan uploaded in the correct section.
  • At least 5 high-quality images.

How does the system know what to recommend? The system builds a profile as soon as a user starts searching in-app. It tracks views, enquiries, saves, and time spent on listing pages. If a user has no search history, they will be shown a default homepage.

Does this affect both Sales and Lettings? Yes. The experience is identical for both "To Rent" and "For Sale" listings.
