What is the square footage / internal floor area filter?

Internal floor area (square footage) is being added as a searchable filter and sort feature on Zoopla. Consumers will be able to filter and sort sales and lettings listings by size, making it easier to find properties that match their requirements.

Is this live now?

Yes, this is currently live to Zoopla app and website users.

How does Zoopla obtain square footage data for my listings?

There is a clear order of preference for how square footage is sourced:

Primary methods

1. Agent enters the square footage directly into the dedicated field in their CRM (preferred)

2. Agent adds it to the listing description in the recommended format (see Q5 below)

Secondary method

3. If neither of the above methods has been used, our systems will scan the following sources automatically:

   • EPC data (sourced from the Government's EPC register)

   • Floor plans attached to the listing

 While our systems can extract data from these secondary methods, we always recommend that agents manually input square footage via the primary methods listed above for all current and future listings to ensure accuracy.

What format should I use if adding square footage to my listing description?

If your CRM does not have a dedicated square footage field, add the following to your listing description:

 Total internal floor area: 1000 sq ft

Our systems will be able to identify several formats, but the above is the recommended format for reliability.

What if my CRM doesn't have a dedicated square footage field?

If your CRM does not support a square footage field, use the listing description method with the exact format shown above. Contact your CRM provider if you are unsure whether a dedicated field is available.

What happens to my listings if they don't have square footage data?

Listings without internal floor area data will not appear in results when a consumer uses the square footage filter. To ensure your listings remain visible to all potential buyers and renters, it is important that square footage is populated on every listing.

If you don't have any square footage information inputted manually, we’ll attempt to pull the information from the EPC attached to the listing. If the EPC is not available at the time you first publish a listing, but you later upload the EPC and republish the listing, our system will then be able to pick up the information.

To ensure your listings remain visible to all potential buyers and renters, it is important that square footage is populated on every listing.

Where does the EPC data come from?

EPC (Energy Performance Certificate) data is sourced directly from the Government's EPC register. This is a public sector dataset licensed under the Open Government Licence v3.0.

What if the EPC data is outdated or inaccurate?

EPC data may not always reflect the current state of a property — for example, if extensions or renovations have been carried out since the EPC was issued. 

To ensure accuracy, we strongly recommend manually entering the correct square footage via your CRM or listing description rather than relying on the EPC as a source.

What exactly counts as 'internal floor area'? Does it include garages or outbuildings?

Internal floor area refers to the usable internal space of the property only. It does not include garages, outbuildings, gardens, or any external areas.

Will my existing live listings be updated automatically from EPC or floor plan data?

Yes - our systems will scan EPC data and floor plans for both existing and future listings where square footage has not been entered manually. However, manually entering the data via the primary methods (via your CRM or listing description) is always preferred and recommended.

What if a property genuinely doesn't have an EPC, floor plan, or known square footage?

If none of these sources are available, the listing will not appear in square footage filtered searches. Where possible, consider commissioning a floor plan or ensuring an up-to-date EPC is in place.

Will my listings be ranked lower or penalised for missing square footage?

There is no additional ranking penalty. However, listings without square footage will not appear when a consumer applies the square footage filter, which will reduce the visibility of those listings to filtered searches.

Is square footage displayed publicly on the listing?

Yes. Once populated, internal floor area will be visible to consumers on the listing itself, not just used as a backend filter.

Which unit is used — sq ft or sq m?

The recommended format for description input is sq ft. Zoopla display sq ft to consumers. If our system reads square metres on an EPC or floorplan, it will automatically calculate and convert the measurement into square feet.

Do I need to do anything right now?

Yes. We recommend auditing your current live listings to confirm square footage is populated on each one — either through your CRM, listing description, or if these methods are not possible, by ensuring an EPC or floor plan is attached. Any listing missing this data will not appear in square footage filtered searches.
