All of the key market reports in ZooplaPro can be accessed if you click All market activity from within the Monitor market tab. The Monitor market section of ZooplaPro is powered by MarketView which is Zoopla’s market intelligence tool.
Whilst some reports can be accessed individually from within the navigation tabs, All market activity lets you view all of them in one place. The reports provide priceless insights into your performance and that of your competitors.
All reports follow the same structure - you can toggle between departments (Sales or Lettings) and filter the report results by market view, date range, Areas, Property details and Branches.
You also have the choice to display your report results in various formats such as a List (the default), Map, Pie or Bar chart.

All the reports are permitted for your internal use only, except the Share of listings report, if displayed as a Pie chart

Introduction
All reports open on the Sales department by default as long as you have that department enabled. However, you can toggle between Sales and Lettings at any point, as long as you use both departments.
By default, the reports automatically produce a table of results that you can report on straight away, however, the results are based on your default market view.
You can also change the market view which you’re seeing or create a new one, should you wish to report on different areas and outcodes. The Initial view may well be your default market view from when your ZooplaPro account was created, which can contain up to 10 outcodes.
Alternatively, if you select your current market view from the dropdown menu, you can click Manage your views to create a new market view. You can then choose the areas which you would like your market view to show from your 10 outcodes.

Click the date field to set the date range that you want your report to cover, whether that be for the Last 7 days or the Last 12 months.
If required, the report can then be further filtered by Areas, Property details and Branches.
Refining a report
If you click the Areas subtab, you will see a list of all your outcodes that you have associated with your account. You can click on any of your outcodes in order to select or deselect them should you wish to have a more focused set of report data.
If you click the Property details subtab, you can select specific information in order to further refine the properties returned through the report.
- Click the Status dropdown menu to select whether to search for Any properties, or just those that are For Sale or Sold / SSTC (To Let or Let, if Lettings)
(Not applicable for the Historical instructions, SSTC market comparison, Withdrawn, Exchanged and Sold reports) - Click the Property type dropdown menu to select whether to search for All properties, Houses or Flats
- Click the Beds min dropdown menu to select the minimum number of beds you want the properties to have
- Click the Beds max dropdown menu to select the maximum number of beds you want the properties to have
- Click in the Price min field and enter the minimum price the properties must be, in GBP
- Click in the Price max field and enter the maximum price the properties must be, in GBP
- Click the Resale / New build dropdown menu to select whether to show Resale and new build properties, Resale only or New build only
- Click Apply
The report will refresh and only properties that match your filter options will display in a table.
If you wish to break the results down further, click the Branches subtab.
The Branches subtab enables you to select and deselect the branches that are included in the report results. By default, all branches that have properties in the specified area will be selected.
Understanding report results
Within the results table, the majority of the reports are consistently presented in the same format. However, the last 2 columns may change depending on the report you select. Regardless of which report you choose to select, the same tools are available to you throughout.
By default, the reports will display in a List view, but you can change this to a Map, Pie or Bar graph. You can also toggle between Branch and Company - whether you want to see the granular detail about the branch(es) that are listing the properties or want to see the company who are marketing the properties as a whole.
If you want to download any of the reports, perhaps for management or review meetings, click the Export button and select the format you wish to download it in.
As for the report table itself, you can sort the results, either by ascent or descent, by selecting the blue column headers.
At the start of each row, you may see 3 icons.
- The first is the Zoopla logo and this is displayed if the property is, or was, live on Zoopla. If you click on it, a new browser tab will open to display the property on the Zoopla site
- The second is a magnifying glass. If you click on this, you can view the property details. This includes Agent details, Details of the property itself and the History of the property since its initial listing
- The third is a printer icon which allows you to print the property details
If you want to find out more about the branch, click the branch name. This will display their address, provide information on if it’s a single branch or one of many, and provide a breakdown of how many branches have properties in each of the different departments.
If you have a property that’s of interest that you want to add some correspondence notes against, click the Notes icon. Notes can be added to any listing and they will only display here in the report, and will not affect the actual listing.
If the Address listed is incorrect, you can click the current address and in a pop up window, proceed to click the correct address from a dropdown menu before saving.
All the addresses that are available to be selected are those that match the postcode of the property.

A row that is highlighted in yellow is a listing that is, or was, marketed by your branch or company
Types of reports
- All market activity
This report is also accessed from the Monitor market tab, and is used to view statistics on all properties that are or have been marketed in your area, as defined by your market views outcodes - Price reductions
This report is also accessed from the Winning instructions tab, and lists all properties that have had their prices reduced, and by how much, during your selected date range
Best practice
- Using Map view is a much easier way to see what area listings are being reduced, this can help you aid price discussions with vendors and landlords with a listing in that area to help keep in line with the market conditions
- Set up a routine to check the Price reductions report to help keep an eye on price changes. You're also able to see where listings are not performing well and might be slow movers
- New instructions
This report lists all the branches (or companies) who received new instructions during your selected date range, and provides details on those properties. If you wanted to know the volume of new instructions, you can select and deselect the branches that are included in the report results using the Branches subtab, and calculate the total
Best practice
With the information available to you in New instructions, this could help you think about where in your market there is activity happening, and use this information for canvassing in the area to help not only drive more vendor leads but to boost your brand awareness
- Historical instructions
This report compares the number of recent instructions you’ve had against your competitors over set time periods, and displays it as a percentage. N.B. This report is only available as a Bar chart
Best practice
- Using the Historical instructions report when preparing for a market appraisal is a good way to see how much of the share of market you were instructed on in the last week. You can use this information to show how much of the market you are taking on
- Using the Price filters is an easy way to see which price brackets you and your competitor brands have performed best in
- SSTC market comparison
This report compares the number of SSTC properties you’ve had against your competitors over set time periods, and displays it as a percentage. N.B. This report is only available as a Bar chart
Best practice
- Using the SSTC market comparison report when preparing for a market appraisal is a good way to see how much of the share of market you have agreed a sale on in the last week. You can use this information to show how much of the market you are taking on in comparison to your competitor brands
- Using the Price filters is an easy way to see which price brackets you and your competitor brands have performed best in and where most activity is happening in the market. You can also use this information to identify which price brackets your brand attracts
- Share of listings
The Share of listings report is also accessed from the Manage performance tab, and is used to review your business performance over time and track your competitors. It displays the number of your properties and your overall share of market for your area, during your set date range. N.B. This is the only report that can be shared externally, as long as you display it as a Pie chart
Best practice
- Filtering the report to a particular area of the market to see where other brands have a good share of listings, you can use the data you collate to help see what areas you could canvas in to promote your brand further and drive more vendor leads
- When preparing for a market appraisal, it's useful to use the Share of listings report to show that you are the top agent in the area and how much of the market you are dealing with giving potential vendors/ landlords confidence in your brand
- Fallen throughs
This report is also accessed from the Winning instructions tab, and displays and details properties that were previously SSTC which have subsequently been put back on the market, during your set date range

- Consider scheduling Market email alerts for yourself or your colleagues that notifies you when a property has fallen through in your area. This will put you in a good position to try and win new instructions for your branch, and it gives you enough time to build a plan on how you can best position yourself when you approach the vendor
- As you begin to interpret your own fall through rate and gain a better understanding, you'll be able to more accurately monitor your competitors who are doing well, and identify trends in their listings
- Slow movers
This report is also accessed from the Winning instructions tab, and displays how many weeks a property has been on the market during your set date range and when it was first instructed

Best practice
- The Slow movers report can help you learn more about your competition because if you notice a competitors name crops up often, you can gauge their success rate
- Target new business (competitor properties) by scheduling Market email alerts that notifies you to when slow movers are found in your area. A recommendation would be to schedule a slow movers email to yourself or your colleagues on a recurring monthly basis for properties that haven't moved within the last 4 weeks
- Using the filters on this report will help identify if there is a recurring brand that is showing with slow movers. You can use this information to canvas in those areas
- Withdrawn
This report displays properties that were taken off the market during your set date range
Best practice
- Using the Map view of the Withdrawn report is an easy way to highlight if there is a specific area in which listings are being withdrawn from the market. You can use the information collated from the report to canvas in those areas, helping win more vendor leads and to help boost your brand awareness
- Set up your Market email alerts for withdrawn listings to send you regular notifications when a listing has been withdrawn from the market. This is a good opportunity if you have carried out a market appraisal to target the vendor/landlord to find out why and offer your brand can benefit their listing
- Exchanged
This report displays properties that were removed from Zoopla whilst they had a status of SSTC
Best practice
Using the Map view is a good insight to see which areas of the market your competitor brands are performing well in. You can use the information collected to canvas in the specific areas to promote your business and drive more vendor/applicant leads as well as boosting your brand awareness
- Sold
This report displays properties that were sold during your set date range
Best practice
Using the Bar chart is a good way to see how many listings you have sold compared to your competitor brands within a specific time frame. You can use this information to identify which competitor is highly active in the market, and also use the information collated to target which brands you are wanting to canvas to try and win new business
